Location, Location, Location!!!

Purchasing in the right area is the pivotal factor. A great price on a good looking 3 unit might be tempting ...but what is top the rental price you can get in that area? Is it worth improving ? Can the improvements be reconciled with a higher rent ?

We can guide you though this process. We supply you with comparative market analysis on properties (CMA), so you can see what the market value is. Higher value homes produce higher rent. But where are these properties? Because we have the local knowledge we can guide you.

 


Determining rental price 

Similar to determining a sale/purchase price we look at what the market will bear, what is the current trend, and what is the current local price.

Amenities, proximity to main roads and school district are also major factors.


Keep it or Sell it ?

Once you have your Investment property the next question is how long should I keep it ? There are several schools of thought on this .

  1. Keep it as long as it is profitable: If the property still has enough  positive cash flow keep it.
  2. Once a positive cash flow is reached and maintained sell it. Properties with a positive cash flow/ rental history sell quickly.
