Our experience, screening process and people skills will help you fill your property with tenants that will make ownership Profitable.  Our screening process is both face to  face and electronic. Face to face gives us the human element, the electronic gives us the facts. Our credit check is paid for by the tenant (who actually receives their credit report at a discounted rate thru this service.)
    1. Prospective Tenants : You need a place to live and we have places. Our simple screening process is inexpensive and easy. First step is determining how much rent you can afford. The general recommendation is to spend about 30% of your gross monthly income (before taxes) on rent. Therefore, if you’ll be making $4,000 per month, then your rent should be $4,000 x 0.3, or about $1,200. Another way to calculate this number is to divide your annual income by 40. The Pennsylvania Human Relations Act prohibits discrimination in all housing transactions including but not limited to sales, rental, finance, providing reasonable accommodations or modifications to housing or commercial properties based on:

  • Race
  • Color
  • National Origin
  • Religion
  • Sex Familial Status
  • Disability
  • Age (over 40 in housing)
  • Ancestry
  • Pregnancy

WHAT DOES HOUSING DISCRIMINATION LOOK LIKE?

Some examples of housing discrimination:

  • Saying a home is rented when it is still available, because the owner does not want to rent to someone of the applicant’s race.
  • Setting different terms and conditions for sale or rental of a property due to a person having a disability.
  • Charging a fee for a support animal (s).
  • Refusing to rent to families with children under the age of 18.
  • Refusing a request from a tenant with a disability for closer parking.
  • Denying maintenance requests because of age.
  • Not providing the same services to an individual who filed a discrimination complaint in retaliation for filing the complaint.
  • Denying a loan request based on factors such as sex.
